What Changed?
-
NAR practice changes took effect August 17, 2024.
-
All Agents working with buyers need a written agreement before touring homes.
-
Applies to in-person and live virtual tours.
Why Sign an Agreement?
-
Clarifies the services your agent provides.
-
Sets the duration and scope of the relationship.
-
Clearly explains compensation and buyer obligations.
How We Help Buyers
-
Search and evaluate homes and market data.
-
Prepare and negotiate offers.
-
Coordinate inspections, financing and closing deadlines.
How Compensation Works
-
Broker compensation is fully negotiable, not set by law.
-
The written agreement states a specific amount or rate.
-
Sellers may agree to pay some or all of buyer-broker compensation.
-
Agents cannot receive more than the amount or rate agreed with the buyer.
Your Choices
-
Negotiate duration, scope, services, exclusivity and compensation.
-
An agreement may cover a limited time or specific property.
-
Review termination and any continuing obligations before signing.
What About Open Houses?
-
Attending an open house independently generally does not require a buyer agreement.
-
Simply interviewing an agent does not trigger the NAR touring rule.
-
Other applicable Colorado requirements still matter.
Colorado Rules in 2026
-
As of August 12, 2026, Colorado requires a written agreement establishing single agency or transaction brokerage before specified brokerage activities.
-
The agreement must clearly disclose compensation.
-
We review the appropriate Colorado agreement with you.
Our Commitment to You
-
Clear expectations. Transparent compensation. Confident decisions.
-
We will explain the agreement and answer questions before beginning brokerage services.
